How to Find B2B Leads in Dubai with Google Maps (2026 Guide)
A step-by-step method for building a fresh list of Dubai and UAE businesses from Google Maps: how to phrase searches, get past the 60-result cap, find service-area businesses and clean the list before outreach.
How to Find B2B Leads in Dubai with Google Maps (2026 Guide)
If you sell to other businesses in the UAE (spare parts, chemicals, packaging, uniforms, software, services), most of your prospects are already on Google Maps. Their listing shows a phone number, a website, the area they work in and how many customers have reviewed them. This guide shows how to turn that into a clean, usable lead list for Dubai and the other emirates.
Why Google Maps beats a bought list in the UAE
- ▸It is current. Businesses update their own listings. Bought databases in the UAE go stale quickly as companies move between free zones and change numbers.
- ▸It shows activity. A listing with 80 reviews and recent photos is a working business. A database row tells you nothing.
- ▸It has the context you need for the first message: the area (Al Quoz, Deira, Jebel Ali…), the exact trade and the opening hours.
Step 1: Phrase the search the way the business describes itself
Search for the trade, not the industry: "AC repair Dubai" finds workshops, "HVAC" finds a mix of contractors and distributors. Try two or three phrasings per sector ("car garage", "auto repair", "car service centre") and merge the results.
Put the location inside the search phrase. "cleaning company Sharjah" returns Sharjah businesses; searching "cleaning company" while looking at Sharjah on the map still returns Dubai results.
Step 2: Get past the 60-result cap
Google Maps returns at most 60 results for a single search. Dubai alone has far more than 60 AC repair businesses, so one search per emirate is not enough. Split by area instead:
| Emirate | Areas worth searching separately |
|---|---|
| Dubai | Al Quoz, Deira, Bur Dubai, Al Qusais, Jebel Ali, Dubai Investments Park, Al Barsha, Business Bay |
| Sharjah | Industrial Area, Al Nahda, Al Majaz, Muwaileh |
| Ajman | Industrial Area, Al Jurf, Al Nuaimiya |
| Abu Dhabi | Mussafah, Al Reem, Khalifa City |
Then remove duplicates by phone number, because the same business often shows up in neighbouring areas.
Step 3: Do not miss service-area businesses
Many trades in the UAE have no shopfront: mobile mechanics, cleaning companies, pest control, movers. On Google Maps they are "service-area businesses" with no public address, and some search tools leave them out by default. If your list for a service sector looks suspiciously short, this is usually why. These businesses often have the best WhatsApp numbers, because the owner's mobile is the business line.
Step 4: Keep only numbers you can actually use
UAE numbers on Google Maps come in four kinds:
- ▸Mobile: +971 50, 52, 54, 55, 56, 58. Reachable on WhatsApp.
- ▸Landline: +971 4 (Dubai), +971 6 (Sharjah, Ajman, the northern emirates), +971 2 (Abu Dhabi). Usually an office reception.
- ▸Toll-free / shared cost: 800 and 600 numbers. Call centres.
- ▸No number at all.
In our September 2026 sample of 471 Dubai and Sharjah businesses, 58% had a mobile number, but it ranged from 100% for AC repair to 23% for real estate. See the sector-by-sector table before choosing a sector.
Step 5: Qualify before you write
A short checklist removes most of the wasted messages:
- 1.Is it active? At least a handful of reviews, or recent photos.
- 2.Is it the right size? Branches of international chains rarely buy from a cold message. Independent businesses and local groups do.
- 3.Is it actually a buyer? A "car repair" listing can be a parts shop. Glance at the photos or website.
- 4.Is it a competitor? Remove anyone selling what you sell.
Step 6: Reach out within UAE working rhythm
Send on weekdays (the UAE weekend is Saturday and Sunday), avoid Friday midday, and keep the first message short, specific to the business and free of links. The full outreach method, including costs, is in WhatsApp lead generation in the UAE.
Doing this without spreadsheets
Doing this by hand takes a few hours per sector and emirate. Paplead does steps 1 to 4 automatically (area splitting, deduplication, service-area businesses and mobile-only filtering) and then sends the first WhatsApp message from your own number and answers the replies. The general version of this method, not specific to the UAE, is in How to build a business list by sector and city from Google Maps.
You can run a free scan to see how many businesses in your sector and emirate have a WhatsApp-capable number; no card required. Setup takes 10-15 minutes; the English setup guide on YouTube walks through it.
